We have owned spaces 48 and 145 in the Astor Terrace Car Park, Spring Hill for nearly 15 years but it is now time for us to sell.

Astor Terrace Car Park has 226 strata title car spaces and is centrally located within the Spring Hill business district and close to Wickham Terrace and Ann and Creek Streets.

It is also close to the Queen Street mall and Brisbane CBD by a 10 minute walk or the free Spring Hill to CBD loop bus service.

It is very well run with staff in attendance from 7 am Monday to Friday and security cameras operating continuously (24 hours/7 days) throughout the car park and card keys controlling vehicle and individual access after hours.

The car park’s ground level is also security meshed to provide patrons with further safety and increased peace of mind.

Each car park space is for sale at $50,000 plus GST and each is a very good rental investment or purchase by a business in the Spring Hill precinct for client or staff parking.

They are currently rented at $330 incl GST and $250 incl GST per month and the $250 space will be returning to $330 per month incl GST in the near future.

Council rates per space are $1015 per year and body corp fees per space are $605 per year.

Hi, can the spaces be used personally from time to time? How does it work? Do you own the space but still pay to park?

Thanks. You own the carpark space and it is solely for your use - no one else can use it unless you rent it out to someone. If you keep it for your own use you have 24 hour/7 day free access and you can come and go as you please - you don't pay any parking charges. If you rent the space out to someone then that person has free access 24/7 and can come and go as they wish without paying any parking charges. An owner and a tenant can agree to share the car park space (say tenant has sole use Monday to Friday and owner has sole use on Saturday and Sunday) but the tenant would expect to pay a lower monthly rental than for full 24/7 access. The owner and the tenant can't both use the space at the same time. Regards Jim Templeton

I enquired earlier about the legals but am unable to reply to your answer so will try again here. I do not understand how owners get paid from the casual parking. Is it a pooling system.? And if it is a strata scheme, who is actually managing please.?

Thanks. There are 226 strata title car park spaces and owners keep any rental income from renting out their own space(s) to someone. There is no pooling of rental income - rental income from a space rented out by its owner goes only to the owner of that space and no-one else. The car park is managed by a manager appointed and paid by the body corporate. Casual parking (short term parking such as 2 hr or 4 hr or daily) is controlled by the car park operator and uses spaces owned by it or spaces rented out by owners to the car park operator. The car park’s ground level is security meshed to provide patrons with further safety and increased peace of mind. Each car park space is for sale at $50,000 plus GST and each is a very good rental investment or purchase by a business in the Spring Hill precinct for client or staff parking. They are currently rented at $330 incl GST and $250 incl GST per month and the $250 space will be returning to $330 per month in the near future. Brisbane City Council rates per space are $1015 per year and body corp fees per space are $605 per year. Lot 48 is located on Level B and Lot 145 is located on Level F and you can walk through the carpark any time between 7 am and 7 pm to inspect and the carpark manager is on site during these times (his office is on the ground level adjacent to the exit boom gate leading out onto Astor Terrace).
